Home for the Holidays



Should you list your home for sale during the holiday season? Conventional belief has generally been that it isn’t the best time to sell, but there are benefits to being on the market in December.


Traditional reasons for not listing in December are that buyers are more focused on the holidays than a home search, people go on vacation, or bad weather may keep them inside. We don’t have weather as an excuse here in Los Angeles, but holiday commitments do tend to thin out the buyer pool a bit, and most sellers want to take advantage of the competition. Regardless, there are many reasons to list your home during the season.


Lower Housing Inventory/More Serious Buyers: While low inventory has been an issue all year, it tends to shrink even more in December. Some people think waiting until the spring will get them the most from their home sale; after all, there are generally more buyers in the spring than in winter, and more buyers mean more competition and higher prices. Since other sellers may be waiting to list, your home may be one of few on the market. And while there also may be fewer buyers, those looking during the holidays tend to be quite serious about finding and closing on a home.


That Cozy Feeling: The holidays are often a time when people spend more time at home, gathering with family and friends. Homeowners who list during the holidays can take advantage of these traditions as they stage their homes. You can leverage holiday decorations for both curb appeal, and to create a cozy interior that buyers would love to call home.


Neighborhood Shopping: If you live in a neighborhood that lights up during the holiday season, take advantage of it! Many buyers want a festive and cheerful neighborhood. Tasteful outdoor lights and a feeling of charm can be a real selling point for buyers!


Year-End Job Transfers: The end of the calendar year is typically when people learn if they’ll be moving because of a job. Those buyers will need a home sooner rather than later, and often these buyers work with relocation companies who can facilitate a quicker and less stressful sale.


The best time to sell is when it is right for you. If you’re considering listing, don’t worry about waiting for spring. With the right agent and marketing strategy, you can start the new year with a lot more cash in your pocket!
